"Space Coast flooring" isn't one job - it changes block by block. A canal-front home on Merritt Island has different moisture concerns than a new build in Viera, and a beachside condo in Cocoa Beach needs something different again. Here's how we think about flooring across the 15 communities we serve.
The barrier island: Satellite Beach, Cocoa Beach, Cape Canaveral, Indian Harbour Beach
Salt air and tracked-in sand are a daily fact of life this close to the water. We lean hard on luxury vinyl plank and porcelain tile for these homes - both shrug off humidity and sand without the scratching or staining other materials show after a season of beach traffic. River and canal communities: Merritt Island, Rockledge, Micco, Sebastian
Homes wedged between the Indian River and Banana River, or along a canal, see some of the highest ambient humidity readings in Brevard County. We default to moisture-resistant padding under carpet, engineered rather than solid hardwood, and waterproof LVP or tile in any room that sees regular gear or foot traffic from the water. New construction: Viera, Suntree, West Melbourne
These communities are mostly recent slab-on-grade builds with open floor plans - which means flatter subfloors, faster installs, and a strong case for engineered hardwood or LVP run continuously from room to room without a single transition strip. It's also where we do the most builder-carpet-to-LVP swaps right after a homeowner's final walkthrough.
Established neighborhoods: Cocoa, Melbourne, Palm Bay, Vero Beach
Older homes here sometimes hide a surprise - original hardwood under decades of carpet, or a terrazzo slab that's worth exposing rather than covering. We check what's underneath before quoting a replacement, since a repair or a float-over install is often faster and less expensive than a full tear-out.
